What affects a two-story house-washing estimate?
Story count is a starting point. A walkout basement, sloping yard or upper wall above a porch can change how the work is approached. In the Description of Work field, include:
- Areas to clean: the sides of the home and any upper siding, gables, soffits, fascia or trim you want included.
- Height and access: extra height at the rear, narrow side yards, fences, locked gates, decks, landscaping or overhead obstacles.
- Material and condition: the siding type if known, peeling paint, loose panels, damaged seals or previous repairs.
- Visible buildup: where dirt or discoloration appears and whether you are requesting the whole house or selected areas.
You can describe these details from the ground. You do not need to climb onto a ladder or roof to start a quote request.
The cleaning method should fit the siding
More height does not make stronger pressure the right choice. The material, finish and manufacturer’s care instructions should guide the proposed cleaning method.
For example, James Hardie’s siding-care guidance advises against high-pressure power washing of its siding and trim, recommending a low-pressure hose and suitable soft brush for dirt and debris. That guidance is specific to those products. Identify your siding before assuming one method suits every exterior.
Are roof and gutter cleaning included?
Ask for each service to be listed in the estimate. Washing upper siding does not automatically include roof cleaning, gutter cleaning or separate window cleaning. If you want several areas addressed, describe them together and compare the quoted scope and price.
